The Vanderburgh Industrial Park (VIP) offers over 200 acres of development land in Evansville, Indiana. The Evansville Industrial Foundation and Vanderburgh County are nearing completion on the 206.4 acre industrial park. Located approximately 5 miles northeast of Evansville, the VIP is zoned for manufacturing. Nearly adjacent to I-164 and 4 miles from I-64.
Lots range from 4 to 24 acres and can be combined to form larger lots as required. The potential exists for rail service by a spur from the Indiana Southern Railroad, a short line carrier with connections to Norfolk Southern and CSX Transportation.
Covenants, restrictions and guidelines have been adopted that will protect tenants from inappropriate neighboring development, while allowing for economical and attractive building designs. Land prices range from $28,000 to $39,000 per acre. The Evansville Industrial Foundation anticipates that tenants will expand and the prices are such that tenants can afford to acquire the extra land they need for expansion when they first locate.
Located in the center of the booming Southwest Indiana economy, the VIP is an attractive location for firms interested in serving the growing companies in the region such as AK Steel, Alcoa, Bristol-Myers Squibb, GE, PPG, Toyota and Whirlpool. Census projections anticipate that the median center of the US population will be only a few miles northeast of Evansville this year. This strategic location in makes the VIP an ideal location for distribution companies interested in serving the entire nation.
Tax benefits are also available for tenants. Located just a few miles from the Evansville Regional Airport, VIP tenants can qualify for Airport Development Zone status which gives an inventory tax exemption to the company.
The Evansville Industrial Foundation, developer of the VIP is a non-profit corporation formed in 1958 to promote the growth of the Evansville economy through the development of infrastructure and industrial parks. The VIP is the seventh development by the foundation and the largest industrial park ever developed in the region.
