Located near the Ohio River in Rockport, Indiana the Rockport Lincolnland Commerce Park offers up to 211 available acres. The property is zoned industrial and Norfolk Southern rail service is in place at the eastern boundary of the park.
The site is located off US Highway 231 on County Road 200N. The sites strategic location is within 2 miles of AK Steels Rockport operation. Evansville is 30 miles south, Owensboro, Kentucky 10 miles southwest and Louisville, Kentucky is 70 miles east.
The Evansville Regional Airport is within 12 miles and the Louisville, Kentucky Airport 70 miles.
A new intermodal commodity port is under construction 2 miles away on the Ohio River. ADM/ Growmark recently announced the opening of a grain-loading facility for a barge to truck operation at the port and will begin shipping in April.
The William Natcher Bridge, within 2 miles of the park, is targeted for completion in the next 12 months. This will offer 4 lane direct access across the Ohio River to the William Natcher Parkway.
Major improvements to all of the highways in close proximity to the park are budgeted for completion in this calendar year. Highway 66 which follows the Ohio River on the Indiana side is budgeted for 4 laning.
Highway 231 which is adjacent to 200N is budgeted to become a 4 lane limited access highway from the Ohio River to Interstate 64. It has officially been named the Abraham Lincoln Parkway.
On completion of these improvements, the site will have quick access to what Kentucky officials call the seamless corridor from I-65 to I-64.
All utilities to the park are capable of meeting the parameters for demands of electric, natural gas, water and wastewater.
Spencer County offers low property taxes, land prices, workers compensation and unemployment rates.
